Atlantic Avenue has events such as the First Friday Art Walk and the Delray Diamond Open-Air Artisan Market. Turn onto Swinton Avenue, and the block that everyone's been talking about since January is still taking shape.
That block is Sundy Village, the mixed-use project taking shape around the historic Sundy House at the corner of Atlantic and Swinton. If you've followed the food chatter this year, you've probably heard four names attached to it: Barcelona Wine Bar, Drinking Pig BBQ, Maman, and a Double Knot izakaya spinoff. What you may not have registered is that only one of those four is actually open. The other three are somewhere between "targeting a month" and "no date at all." That gap between the buzz and the build-out is worth understanding if you live two blocks away and keep meaning to check it out.
What's Open and What's Planned
Barcelona Wine Bar was the first full-service restaurant to open at Sundy Village, arriving on January 17, 2026. It's been running long enough now to have a rhythm: executive chef Javier Narváez prints the menu daily and adjusts it as ingredients shift, but the core stays reliable, jamón and Manchego croquetas, patatas bravas, boquerones, several paellas, all built for sharing. The wine list runs more than 400 bottles with roughly 40 by the glass, which puts it among the more ambitious lists in Palm Beach County.

Sundy Village's Development Timeline
Part of the reason for the staggered rollout is scale. Sundy Village isn't a single restaurant renovation, it's a full mixed-use build wrapped around the existing Sundy House property, and when finished it's expected to total 129,000 gross square feet of retail and dining space with valet service and subterranean parking. That same reporting puts full completion at the end of 2026 or the beginning of 2027, which means the version of Sundy Village you'll see this fall is still a preview, not the finished product.
That matters for how you plan an evening there right now. If you're expecting a self-contained food hall with four or five open kitchens, you'll be disappointed. If you go in knowing it's Barcelona plus scaffolding, with Drinking Pig arriving as the weather cools and Maman somewhere in the next few weeks, the visit makes a lot more sense.
Two Blocks Away, Everything's Already Running
Geronimo Tequila Bar and Southwest Grill opened on Atlantic Avenue this year as Geronimo Hospitality Co.'s first expansion outside New England, a Connecticut-based group that also runs Camacho Garage and Shell and Bones Oyster Bar in New Haven, plus properties on Nantucket. Geronimo's schedule includes live band performances Wednesday evenings and Sunday afternoons, DJ sets Thursday through Saturday from 10pm to 2am, and a late-night happy hour running Sunday through Thursday.
Sundy Village is renovating around a landmark, which takes longer and happens in pieces. The two destinations have different settings and opening schedules, so what to expect depends on where you go.
The Calendar That Doesn't Wait for Any of It
While the restaurants sort themselves out, the cultural rhythm around Old School Square hasn't slowed down at all. The Cornell Art Museum's current exhibition, Persistence of Matter, has spun off both a children's workshop using recycled prescription bottle caps and an artist talk on turning discarded materials into sculpture, work built from obsolete electronics, carved surfboards, even donated flatware. Yoga in the Museum runs Wednesdays and Fridays for eight dollars a class, with instructor Jessica Om leading a sound bath alongside the movement. All of that is happening on a schedule that has nothing to do with whether Drinking Pig makes its September target.
One seasonal detail is worth flagging if you've been planning a Saturday morning trip: the Delray GreenMarket's summer season started May 30 and wrapped on July 25. If you show up at Old School Square this weekend expecting the farmers market, it won't be there. The market, run by the CRA since 1996, takes its summer break in the heat and typically returns for a fall season later in the year. It's a small thing, but it's exactly the kind of detail that separates someone who actually keeps up with the neighborhood from someone repeating what they read three months ago.

How to Actually Use This Right Now
If you want a night out tonight, Geronimo's DJ sets run Thursday through Saturday, while Sundy Village currently has Barcelona Wine Bar open. If you want to watch Delray's next dining pocket take shape, Sundy Village is worth a visit for Barcelona alone, with the understanding that you're seeing roughly a quarter of what the block will eventually be. Check back after Labor Day for Drinking Pig, keep an eye out for Maman before the season turns, and wait for an announced opening date for Double Knot.
As of August 2026, Barcelona Wine Bar is open at Sundy Village, three other concepts are planned, and full completion is projected for late 2026 or early 2027.
